Whether you are a building owner or a property manager that has a parking lot, sidewalk and/or pedestrian ways, that will need to be cleared of snow and ice, there are a few things to keep in mind:
The University of Michigan has recently come up with new way of scoring which days might be more slippery than other days. The study findings include:
The cost of treating fall injuries tops $240 million a year in the USA alone.
Another recent study shows that the number of serious traumatic spinal cord injuries is on the rise in the United States, and the leading cause no longer appears to be motor vehicle crashes, but falls, new Johns Hopkins research suggests.
The same research shows, moreover, that rates of these injuries — whose symptoms range from temporary numbness to full-blown paralysis — are rising fastest among older people, suggesting that efforts to prevent falls in the elderly could significantly curb the number of spinal injuries.
The management of this risk is to recognize that it is two-fold, in that the property owner not only must be responsible for the possible accidents that might happen like a “slip and fall” but to also hire a snow contracting company that is well known for their safety record, as well as a longevity in the snow plowing business.
Does the snow and ice contractor have a well kept and maintained fleet of vehicles and the specialized equipment to get the job done correctly in a commercial situation? For commercial properties you really do not want to be using a residential snow company. You want a large scale snow contractor with a well trained and dependable crew of drivers and equipment handlers.
The business of commercial snow plowing and removal certainly can have its risks for both the operators, the property owners and snow contractors. This of course also includes the other services that this entails like sidewalk and walkway management, roof, awnings and canopy clearing of snow and ice and various ice mitigation techniques.
Please keep in mind that we do not sub contract any of our wintertime services out! We are entirely “in-house” with one of Colorado’s largest commercial snow plowing fleets. Our personnel are properly trained in how to safely perform their duties.
In order to keep risk to a minimum we work with the property management’s team to thoroughly go over all that is required and expected from each property’s site. We plot out the obstacles that will become hidden when snow is on the ground. We look for things such as bumper stops and speed bumps, curbs, sidewalk edges, shrubs, water drains, fire hydrants, fences and pipes sticking up from the ground. To prevent damage to the area being plowed we might even mark any obstructions that will be hard to see when there’s snow on the ground.
Part of risk mitigation/management is having all the correct insurance policies in place. We are fully insured and licensed to handle any large sized commercial or industrial property snow plowing and removal needs, as well as any and all ice mitigation and management.
Please give our snow and ice specialists a call at (720) 924-8985 to learn more about how to best handle your wintertime’s risks.
Avoid having to use paperwork like this by hiring Colorado's premier commercial snow and ice contractor.
The property owner is usually the one held responsible for "slip & falls" when winter conditions apply.
Do not be an irresponible property manager like the one in the YouTube video above! You need to do more than just put out a couple of cones if you want to reduce your risk mitigation.
